Kitchen: - Fully equipped with cooking utensils and kitchen essentials - Refrigerator & Freezer - Dishwasher - Keurig coffee maker - Pots & Pans - Food Storage General Property Information: - Free in unit washer and dryer for Laundry. - Wifi provided and access to your streaming services. - No smoking in the property or on the balcony. - No pets allowed. - Parking is located on the right of the building (If you are looking at the building) - There is no elevator, you will have take stairs to the third floor. Please enjoy the beautiful grounds and amenities River Oaks has to offer. There are Tennis courts and a Pool/Hot tub year round (outside April 15th -Oct 15, 9am-9pm) Inside pool (Oct 15-April 15th, 9am-9pm) These are located at building 15, 29, 40, as well as a Golf course (extra fee paid at clubhouse). There are also picnic tables and community charcoal grills available (must bring own supplies).

🌴 Nature & Pest Control Our condo is in a warm, coastal area where palmetto bugs (large outdoor insects common in the South) may occasionally be seen. They are not a sign of cleanliness—we have regular professional pest control. Routine HOA pest control service occurs every other month (Jan, Mar, May, Jul, Sept, Nov), and guests must allow entry during these times. 🧹 Cleaning & Comfort The condo is professionally cleaned and sanitized after each stay. Fresh linens, towels, soap, and shampoo are provided. Guests are responsible for additional supplies. A washer/dryer is available in the unit (please bring detergent and clean the lint trap after use). 📶 WiFi & Workspace A private in-unit router provides a dedicated workspace and secure internet. Please note that WiFi speeds may vary. 🚗 Parking One parking pass is included (in the unit). A second pass may be requested but will be for a separate lot. Lost, damaged, or unreturned passes incur a $100 replacement fee. Resort rules do not allow motorcycles or work vehicles. 🏊 Amenities Access The key fob for pools, hot tubs, and other resort amenities is in the unit. If lost or not returned, there is a $300 replacement fee. Please return it to the counter at checkout. 📍 Access & Check-In/Out • Self check-in after 4:00 PM • Check-out by 10:00 AM • Unit is on the 3rd floor (stairs only, no elevator) • Security is on-site at night, and quiet hours are after 10:00 PM 📜 House Rules & Compliance You’ll be asked to complete a short rental agreement, ID verification, and a refundable security hold of $1,000 (pending only, not a charge). As an alternative, you may choose a third-party damage waiver ($49 for stays up to 10 nights, +$3/night after). 🛎️ Friendly Reminder This is a home, not a hotel.
